MB Inkasso undermittlung GmbH was entrusted with a case in which a pest controller was twice commissioned by a tenant to possibly combat cockroaches that were in the house or apartment.

After MB Inkasso attempted to confront the debtor about the claim in writing or by telephone, this was unfortunately unsuccessful. The total claim amounted to approximately €650. At the client's request, the personal debt collection team was commissioned to speak to the debtor personally on site about the outstanding claim.

Personal commitment on site

Early one Tuesday morning, the debt collection team went to the house where the pest control was carried out and spoke to the client directly about the outstanding invoice. It was discovered that the client had only been released from prison for eight months and was unable to work due to mental health problems. The condition of the apartment was extremely untidy, which meant that there was apparently a possibility that vermin could proliferate there.

Successful solution with the landlord

After an in-depth discussion and review of all documents, the debt collection team was able to determine that the claim could not be realized from the client himself. Due to the psychological behavior, legal action also seemed futile. The debt collection team then spoke to the landlord personally and informed him that his tenant was living in the rental unit in a very neglected manner. The landlord then commissioned the pest controller to remove the vermin in order to prevent further damage to the entire property.

After a lengthy discussion, the debt collection team and the landlord agreed that the bill would be transferred to him and paid by him. The building's charges would be included in the calculation next year.

Successful realization for the client

Despite this, the debtor's claim could not be successfully enforced, but the outstanding amount was successfully recovered for the client. This was only possible thanks to the personal commitment of the employees on site.

We hope that the landlord does not cause any further damage due to this tenant and that the tenant quickly leaves the rented apartment.
